Phnom Penh: The co-founder and CEO of Propertyarea.asia,one of Cambodia’s leading online real estate news websites has asked Neak Oknha Chen Zhi the Chairman of Prince Holding Group to review the work performance of his staff who sell condos to customers by using two standards.
Those who bought Prince Real Estate Group ‘s condos have suffered a lot and texted messages to Propertyarea.asia because employees of the company and some of Prince Real estate’s sales partners raised the condo price differently from the company’s principles to get a higher commission.
Mr. Yin Leang Kong, co-founder and CEO of Propertyarea.asia & Cambodiafinancialtimes.com, has become one of the many victims because of trusting the company’s partner agents.
Mr. Yin Leang Kong bought a condo in the Prince Happiness Plaza project on the 32nd floor for serving as an office. His condo was at Unit 2-32-10,worth USD80,778$. The condo was purchased in purpose for serving as Mr. Yin company’s office. Mr. Yin already paid $ 24,232, but the unit has now been confiscated after months of default.
Some employees of Prince Real Estate have partnered with a number of unprofessional agencies, put the price differently from the company’s standards,resulting in dissapointment among buyers and shows the lack of professionalism of the staff in this giant company as well.
This small work further impacts the profile of Neak Oknha Chen Zhi, who in fact did a good job of contributing to the socio-economic development of Cambodia.
When asked “Why do you know that the company uses two standards for customers?”, Mr. Yin Leang Kong explained that on September 14, 2024, he visited the condo with Mr. Valent Chou, a senior employee of Prince Real Estate at The Prince Happiness Plaza by taking the elevator to the 37th floor of the first building of this project.
Upon arrival, Valent Chou introduced a fully furnished condominium unit with a net area of more than 40 square meters and a view of the Chaktomuk River with a 180-degree view, selling for over USD 80,000, which is not a bargain price yet. Another condo unit that overlooks northern part of the capital and the Chaktomuk River is also priced at the same level.
Mr. Yin Leang Kong questioned that, but strangely, my condo unit at 32nd floor, which has nothing, no toilets, no lights, no tiles has the same price as the unit designed and fully equipped.”Isn’t it strange?” “I’m really disappointed.”
When asked about this issue, Valent Chou expressed surprise and expressed his disbelief that Yin Leang Kong had bought at the above price. Then, He asked the company’s employees, who belonged to a group called PHP 2-32-10, to drop the SPA for him, but Valent Chou later refused, saying it was the company’s internal affairs.
An employee of the company, Seling Zheng, who speaks Khmer fluently, confirmed on September 16, 2024 that for the condo of yours, our company has terminated the contract and taken it back.
The foreclosure announcement was made only between the company and its customers, but from a legal viewpoint in Cambodia, the termination of a contract is up to the court to decide.
The decision to seize or terminate the contract was also contrary to the call of the country’s leaders.
Samdech Techo Hun Sen, former Prime Minister of Cambodia, currently President of the Senate, and Samdech Moha Borvor Thipadei Hun Manet , Prime Minister of Cambodia, have often called on developers to understand their customers without seizing the homes of clients or buyers of their projects.
What is Mr. Yin Leang Kong’s request? He said that my request is to ask Prince Real Estate Group to pay me back 50% of the amount he had already paid $ 24,232.
He also ask the leadership of Prince Real Estate Group to re-evaluate its work performance standards to ensure that people who love and enjoy living in condominiums and decide to buy Prince Real Estate Group’s condos will not suffer again.
In fact, Neak Oknha Chen Zhi has been making significant contributions to the Royal Government of Cambodia to promote the country’s socio-economic development.
